  • Hello April! When you "walk your properties once a year" and you have said you don't own them to your tenants :
    1. Is this just checking the exterior or does this include the inside as well?

    2. How do you explain that to the tenant and/or is that in your lease?

  • I do the same thing with looking. I look everyday for 20mins -1hr and I know when something is low our over priced.

  • Nice. I still do what you suggested when you started doing videos about how to do your rental numbers. I take out management fees buy I self manage my own but I tell the tenants also I am not the owner.

  • Great questions and answers. I've used Zillow to screen tenants, and I can vouch that it provides good results. When it comes to credit scores, I remember taking a chance on one of my first tenants years ago. I didn't regret it. Always paid on time and took good care of the property. Zillow works!

  • Can I buy a house that’s isn’t listed on the MLS using an fha loan, for example foreclosures and auctions? Or do I have to be a cash buyer? Someone please answer!
